Recommendations
1. Hire a licensed Structural Engineer or Architect.
We recommend getting a licensed Structural Engineer or Architect after you decide to go ahead with the project. Search the local yellow pages to locate a
local Structural Engineer or Architect. A licensed Structural Engineer or Architect will evaluate, perform engineering calculations and prepare construction
drawings to ensure your project is constructed to the latest standards. Depending on your locale, getting a building permit may be required, (usually the
larger cities and counties require a building permit be obtained before the construction begins). Have the licensed Structural Engineer or Architect assist
you in the permit process. Do not overlook the importance of a building permit, as when you sell your home it may be required documentation for the sale
to be completed. The cost for Structural Engineering services in a project of this size will range from $ 750.00 to $ 1,500.00 plus permit acquiring
assistance fees and the permit fee.
2. Get three estimates for the construction work.
Get three estimates from licensed contractors whom are bonded and have insurance. Verify their credentials such as their State contractor's license with the
State contractor's licensing board. Check with the local Better Business Bureau for the contractor's past performances. Three estimates will give you a price
range of what the project will cost. You can also obtain helpful construction tips as you discuss the project with the various contractors. Find out the
contractor's construction schedule for this project. See the Links page for ideas in contacting licensed contractors whom perform this type of work in your
area.
3. Hire the licensed contractor and have a written contract.
The selection criteria of the winning licensed contractor to perform the construction services for this project can vary. You may make your selection on price
quotation, knowledge, likability, construction schedule, etc., or all the aforementioned. But be sure to have everything you want done for this construction
project in writing with a written contract. If it's not in writing it's likely not to get done unless you pay extra above and beyond the original quotation. So be
very specific in the written contract. Remember to add every detail such as surface finishes for the project, examples; stucco
patching and final finish coat
painting to the written contract with the licensed contractor. Have a written contract payment schedule as well. For a project of this size do not exceed
$ 1,000 as the initial payment for the construction. Consider having a portable toilet on the project site for the construction workers to use in lieu of your
facilities.
4. Be prepare to supervise the construction project.
Be prepare to supervise the construction project by allotting time off from your work or other activities. Read the contract carefully as you go along with the
progression of the construction, read the construction drawings, talk to the workers and supervisors.
